Find out more about Phillip Heseltine – Commercial Property Law Partner at Bray & Bray, based at our head office in Leicester city centre.
Q: How long have you been working in Commercial Property Law?
A: Full time for 17 years.
Q: What made you want to get into Commercial Property Law?
A: I trained in conveyancing in London during the 80s boom. I like property because it’s a real thing; it’s been around for a long time and will be around for a long time to come.
Q: What is the most challenging type of case you have handled?
A: Probably a case involving the development of a large residential site, which was to be sold to a consortium of three developers. I represented one of the joint sellers, who disliked each other intensely. Neither of the sellers trusted the developers. It took me just over a year to complete the case, after which I learnt that the parties had been trying to do the deal for twenty years!
Q: What types of cases do you have most experience in?
A: Buying and selling investment property.
Q: Why do you think so many people come to Bray & Bray to sort Commercial Property issues out?
A: Because we give a service where we are always happy to pick up the phone and speak to our clients. We really try to understand what it is they want and I think that we are a bit more personal than other firms.
Q: Which sort of cases do you find that you can relate to most?
A: Probably where a client buys a property with their pension fund and then leases it back to their related company.
Q: What do you do to unwind after a busy day?
A: Usually I have dinner with my son and my girlfriend, when she’s not working. On a Friday night I’ll hopefully be down at my local pub for a couple of pints!
Q: What is the key to your success?
A: Seeking to understand what a client wants and trying to achieve it in the timescale that they would like.
Q: If you weren’t a solicitor, what do you think you would be good at?
A: A musician – preferably a guitarist in a band.
